When in Vancouver, Kevin Hui and Andrew Maynard visited projects under construction to see how mass timber technologies are being put into practice.
In Vancouver’s West End, 981 Davie Street is a 17‑storey tall timber building designed by ZGF Architects that will deliver 154 affordable homes for individuals, seniors, and families. The project uses a hybrid system of CLT, steel columns and a concrete core, demonstrating how prefabrication, Passive House design, and just‑in‑time delivery can support sustainable housing on a constrained urban site.
Developed through a $91‑million partnership between the Province of B.C., the Government of Canada, and the City of Vancouver, the building is owned by the Community Land Trust, which will operate 123 homes through a new mixed‑income co‑op. Its partner, McLaren Housing Society, will operate an additional 31 units for individuals and families living with HIV and AIDS. QMunity will operate the two lower floors through a community centre offering programming for the 2SLGBTQIA+ community.
